What types of housing can someone rent with a Section 8 Voucher?
Section 8 Vouchers can be used to rent houses, duplexes, triplexes, apartments, condominiums, townhouses and cottages. Other housing types, such as group homes and shared rentals are only available as a reasonable accommodation for people with disabilities. Available rentals can be found in OHA's Home Connection weekly rental listing.

Can a Voucher be used to rent from a relative?
Section 8 participants cannot rent from their immediate relatives. This includes the participant's mother, father, sister, brother, grandparents, grandchildren, stepfamily, in-laws, or any member of his or her household. Tenants with disabilities may be eligible for an exception if it is necessary to provide a reasonable accommodation for a family member with a disability.

Can OHA help me with my housing search?
If you would like help finding a unit and you have a Voucher for three or more bedrooms, are elderly, or have a disabled family member, please call OHA's Housing Search Coordinator at (510) 874-1530.

Can the owner and I agree to end the lease early?
You and the owner can mutually agree to end the lease during the initial lease term or at any time during the tenancy by signing a Mutual Agreement Form. This form acknowledges that both of you agree to end the tenancy early. A copy of the form must be sent to OHA.

Can I let a family member or friend move-in with me?
You must request permission from both the property owner and OHA before allowing anyone to move in or stay with you for an extended period of time.

OHA can approve additional Section 8 household members only in certain circumstances, such as marriage, birth, adoption or court-awarded custody. OHA will also consider additional members as a reasonable accommodation for someone with a disability. To be approved the new household member must pass OHA's criminal background screening and must provide OHA with all required information. To request to add a household member you must:

Get written permission from your landlord to add the new household member.

Give OHA a copy of the landlord's written permission and a written request to add the new member.

If the new member is approved you will be notified by OHA and the new member's income will be included in your total household income.

If you allow someone to move in with you without your landlord's approval you are violating your lease and you could be evicted. If you do not also get permission from OHA you are violating your Participant Obligations and you could lose your Section 8 Voucher.
