You should collect your tenant's portion of the first month's rent and the security deposit when he or she moves in. Your first Housing Assistance Payment (HAP) from OHA will arrive several weeks after the unit passes inspection.
OHA will process your first check after we have approved the lease and contract and received your proof of ownership documents. Your payments will be effective from the date the unit passed inspection and your tenant moved in and will be pro-rated for the number of days remaining in the month.
If you need to follow up on the status of your first check please contact OHA's Clerical Services Supervisors at (510) 587-2114 or (510) 874-1605. You will need to have the following information ready when you call:
- Your tenant's name or Social Security Number
- The inspector's name and the date of the inspection.
If you have not received your monthly Housing Assistance Payment, please contact the Section 8 Accounting Department to find out if a check was issued and mailed to you. You may use any of the following numbers to reach the Section 8 Accounting Department: (510) 874-1621 or (510) 874-1677 or (510) 874-1622.
If a check was issued it may have been lost in the mail. Housing Assistance Payments are mailed on the first day of the month and are not considered lost until the 10th. If you have not received your check by the 10th day of the month please call the Section 8 Accounting Department.
To receive a replacement check, you will need to sign a Request for Stop Payment and Replacement Check form. Once we have processed the stop payment and received confirmation from the bank, we will mail you another check. This process usually takes 5-7 working days.
If a check was not issued a hold may have been placed on your Housing Assistance Payments. You should contact your Housing Representative for more information about the hold and how to resolve the issue. Please call (510) 587-2100 if you do not know who your Representative is.

Your Section 8 tenant is responsible for paying their rent just like any other tenant. As the owner, you have the same rights and responsibilities to take legal action against your Section 8 tenant if they do not pay their rent portion. You should seek legal assistance and carefully follow all applicable local, state and federal eviction laws. OHA is not responsible for rent collection or evictions.
A copy of all legal notices must be mailed to your OHA Representative.
