Annual Inspections

When will my Annual Inspection be?
Annual Inspections are generally scheduled 90 days before the anniversary of the day you moved in. You will receive a notice in the mail telling you the date and time of your Annual Inspection.

You must allow OHA to inspect your unit at the scheduled time as part of your Participant Obligations. If you have questions about OHA's scheduling policy please contact your Representative.

What paperwork do I need to bring to the inspection?

Income information: You will need to give the inspector income verification for everyone in your household. This includes income and assets from every source for each household member.

New child information: If there has been a birth, adoption or court-awarded custody of a child, you will need to bring both the original and a copy of the child's Birth Certificate and Social Security Card.

Additional paperwork requests: You may need to give OHA other documentation if any of your information is outdated or missing. This could include:

  • Birth Certificates
  • Social Security Cards
  • Valid, Government-issued identification
  • Citizenship information
As a Section 8 Participant you have an obligation to provide all necessary paperwork to OHA.

There are repairs that need to be made, should I wait until the inspection?
NO! If you know something needs to be fixed, contact the owner and ask him or her to repair it before the inspection so the unit will pass.

What if the unit doesn't pass inspection?
If something needs to be fixed you and/or the owner will be given a reasonable amount of time to make repairs (usually 30 days). OHA will re-inspect the unit within 30 days to make sure the repairs are done. If your family's health or safety is in danger, repairs may need to be made within 24 hours.

Who's responsible for repairs?
The property owner is responsible for basic maintenance and normal wear and tear on the unit. The property owner must make these repairs within a reasonable amount of time in order to continue receiving payment from OHA.

You are responsible for any damage caused by you, your family members, or your guests.
If there is damage, you must work with the owner to take care of the damage within a reasonable amount of time. You are responsible for the cost to repair this damage. You should not make repairs yourself without the owner's permission. If you do not take care of repairs that are your responsibility you could be evicted and you could lose your Section 8 assistance.

Do I need to clean before the inspector comes?
You should always keep your unit clean and well maintained.
